A redevelopment project not only needs to house existing tenements but also need to satisfy developer’s sale component value and its optimisation to the most satisfactory levels. Though sale flat fits over the same matrix of existing flat footprint but it still leave a dynamic existence and room/ space circulation. The building parking and layout RG had to be accommodated as well.
Bandra Locality is one of the most very premium areas in Mumbai. The site is very compact, hence the redundant nooks received the must layout RG reservations to provide rectangle size of plot for built form. Since ramp was not feasible, we opted for car lift to access podium parking spaces to cater needs of all flats. The existing flat owners have various flat sizes, this in turn created an every changing façade and a dynamic form. With no height restrictions to the building form we took the building beyond 70m height thus creating a sea view to majority of flats and only one flat per floor. This brought the best liveable experience to not only for the existing flat owners bit also for prospective customers as well.
